Before I begin, please allow me to share some historic data with you.
Since Q4 2016, there have been about 46 resale transactions (those with caveats lodged) for 3 bedroom units in The Parc Condominium. So I would say the volume is quite healthy.
The media size of the 3 bedroom unit transacted would be 1,420 sqft with an avg psf of $1,188.46 which gives us a media price of $1,652,500. Of course this would include units from highest to lowest floor with different facings, internal condition and size.
The lowest transacted unit was at $1,398,000 which was $122,000 below X-valuation and it was in March this year. It was on a high floor >#11 which was 1,217 psf in size. There could be various reasons amounting to this negative sales.
And more recently, just last month, there was a larger 3 bedroom unit which has a size of 1,647 sqft being sold for $285K below market valuation but the overall quantum was at $1,655,000 as the area is significantly higher.
So yes, data has proven that from time to time, we do come across units with negative sales. Having said that, there were also 3 bedroom units being sold over $100K above market valuation as well in the same development.
Honestly, I have not seen any units being transacted at $1.35million recently. Currently, there are 31 units being marketed with a median price of $1,750,000. The cheapest being marketed right now is at $1,550,000.
